The lease to sign

Xiaoyu reads her lease through at the agent's before signing. Two points are not in it, and a third depends on the landlady.

    Xiǎoyǔ, hétong wǒ yǐjīng dǎyìn chūlái le, nǐ xiān kàn yī biàn.

    Xiaoyu, I have printed the contract out, read it through first.

    上面到期可以

    Hǎo. Shàngmian xiě zhe zū yī nián, dàoqī kěyǐ zài zū ma ?

    Right. It says a one-year tenancy. Can I renew when it expires?

    可以不过房东时候可能一点儿房租

    Kěyǐ. Bùguò fángdōng nà gè shíhou kěnéng huì zhǎng yīdiǎnr fángzū.

    You can. Though the landlady may put the rent up a little at that point.

    除了房租以外什么

    Chúle fángzū yǐwài, wǒ měi gè yuè hái yào jiāo shénme ?

    Apart from the rent, what else do I have to pay each month?

    物业费两百

    Wù yè fèi liǎngbǎi, shuǐ hé diàn àn nǐ yòng de suàn.

    Two hundred in management charges, plus water and electricity on what you use.

    合同没有麻烦

    Zhè yī tiáo hétong lǐ méiyǒu. Máfan nǐ bǎ tā xiě shàng.

    That clause is not in the contract. Could you add it in, please.

    问题现在进去

    Méi wèntí, wǒ xiànzài jiù bǎ tā jiā jìnqù.

    No problem, I will put it in right now.

  8. Xiaoyu

    押金搬走时候怎么退

    Yājīn shì liǎng gè yuè. Bānzǒu de shíhou zěnme tuì ?

    The deposit is two months. How is it returned when I move out?

  9. The agent

    房子弄坏押金全部退

    Fángzi méi bèi nònghuài, yājīn quánbù tuì gěi nǐ.

    If the flat has not been damaged, the deposit is returned in full.

  10. Xiaoyu

    空调要是自己

    Kōngtiáo yàoshi zìjǐ huài le ne ?

    And if the air conditioning breaks down on its own?

  11. The agent

    不是弄坏房东负责

    Bùshì nǐ nònghuài de, fángdōng fùzé xiū.

    If you did not break it, the landlady is responsible for the repair.

    还有同意

    Nà háiyǒu yī jiàn shì : wǒ xiǎng yǎng yī zhī māo. Tā yī tóngyì, wǒ jiù qiān.

    Then there is one more thing: I would like to keep a cat. The moment she agrees, I sign.

Language points

把 moves the thing in front of the verb

把它写上, 把它加进去: the object moves ahead of the verb, and the verb takes charge of what is being done to it. It is the Chinese construction for saying you ACT on an object already known, and it always requires a completed verb: neither 把它写 nor 把它加 can stand alone. There has to be a 上, a 进去, a 了, something that says where the thing ends up.

除了…以外, and what follows

除了房租以外 means "apart from the rent" here, and what follows adds to it (还要交什么). The same mould also serves to exclude, and it is the 都 or the 只 in the second half that decides: 除了房租以外都交了 means everything is paid except the rent. Without a 还 or a 都, the sentence stays ambiguous for a Chinese speaker too.

押金 and 物业费, the two words of a lease

押金 is the deposit, usually two months, returned when you leave if nothing is damaged. 物业费 are the management charges, paid to the management company and not to the landlord: they cover the lift, the caretaker and the cleaning. They are almost never inside the advertised rent, and they are the first thing to ask about.
